2016 has turned into another fast-paced market for real estate
It's predicted that we'll continue to see home prices climb due to low inventory levels and the rise in area rental prices. Luckily I continue to see more and more homes on the market for the first time in 30 or 40 years, or the first time ever! These are homes move-up buyers have been waiting to come on the market which should help with supply and demand as those buyers will become sellers.
There are still areas where first time buyers can purchase, but you need an experienced broker/realtor to help you with this process so you can be prepared and competitive when offering in a multiple offer scenarios. You'll need to be pre-approved so please let me know if you need a mortgage lender referral as I have a select few I refer to my clients.
And if you're selling and then buying, that can be more complicated, as most home sellers won't take a contingent offer, only if you put your home on the market first and only offer on your home sale closing. Something else to consider, is that lenders are offering conventional loan products that only need a minimum of 5% down should you net less than 20% from the sale of your home, or want to buy first and then sell simultaneously.
